Fee Disclosure

Urban Crest makes every reasonable effort to disclose all charges and fees you may incur during the term of your lease. While fixed fees are outlined below, certain variable charges such as utilities will vary based on usage and cannot be stated in advance.

Prior to execution, you will be provided with a draft lease agreement reflecting your final selections. The lease will fully disclose all applicable fees and the methods used to calculate them.

The following summarizes charges you may expect during the life of your lease.

APPLICATION CHARGES:

Application fee: $65 per applicant (all occupants 18 years of age plus)
Administrative fee: $200 one-time non-refundable fee due at time of application.

RENTABLE ITEMS:

Covered carport parking: $30 per month (Note that first come first serve surface parking is available to residents at no charge)
Private storage rooms: $30 per month (small room), $40 per month (medium room), $60 per month (large room).

PET FEES:

Pet Fee: $350 per pet, one-time fee, non-refundable, due at move in.
Pet Rent: $30 per pet, per month.
Breed and weight restrictions apply

UTILITIES:

Electricity: Paid direct to CPS Energy.
Cable/Internet: Paid direct to provider.
Water/Sewer: Water is sub-metered based on consumption and sewer is allocated billing based on size of the apartment. The most recent years high, low, and average billing amount will be stated in the draft lease for your review. Both services are billed monthly in arears. A service fee not to exceed 9% is added to the monthly water-service charges. A nominal administrative fee of $3.00 per month will be added to your stormwater drainage bill for processing and billing.
Valet Trash Door Service: Flat fee of $30 per month
Pest Control: Flat fee of $7 per month
Utility Billing Service Provider Fee: $4.99 per month

RENTERS INSURANCE:

Residents are required to maintain $100,000 in personal liability insurance. Premiums are determined and billed by your third-party insurance provider.

As an alternative, residents may elect to participate in the communitys Property Damage Liability Waiver Program for a fee of $15.00 per month, as permitted under the lease.

OTHER FEES:

Animal Violations: Initial charge of $100.00 per animal and a daily charge of $10 per animal.
Late Fee: 9.99% of one months monthly base rent.
Returned Check or Rejected Payment Fee: $50.00 per occurrence.
Utility Connection Charge: $50.00 (failure to connect account prior to move in or cancel at move out).
Early termination/buyout fee: Requires 60 days written notice, a fee of two times the monthly rent, plus repayment of any concessions granted.
Re-letting Charge (as defined in the lease): 85% of the highest monthly rent.
Apartment Transfer Administrative Fee: $750 one-time fee.
Lost/Stolen/Damaged Remote Controls for Gate Access: Each resident on the lease will be given one remote control at no cost. Each additional remote control for you or your occupants will require a $75 nonrefundable fee. Additional access cards for you or your occupants will require a $50 non-refundable fee.
Damaging or Disabling a Smoke Alarm: You may be liable for $100 plus one months rent, actual damages, and attorneys fees.
Costs associated with damage caused by you exceeding normal wear and tear will be charged to you.
All other potential charges and fees per the terms of the lease.

SECURITY DEPOSIT:

Standard security deposit of $500 up to one months rent based on rental screening results.

Electronic payments made by credit cards are subject to per transaction merchant fee equal to 2.95% of the total transaction cost. Debit card fees are assessed on fixed transaction amounts:

Under $1,000: $3.95 per transaction
$1,000-1,999.99: $4.95 per transaction
$2,000 or more: $9.95 per transaction

ACH payments are free from payment processing fees.
